F&T Traps & Repair Kits
F&T traps keep steam from passing. They are normally closed valves that work like ballcocks with a float and lever inside the trap which discharges condensate as it accumulates. F&T traps are also used at the end of supply mains and when they're working stop the steam. They are necessary if your building has a condensate pump because condensate pumps are vented to the atmosphere. The thermostatic side utilizes an air vent that releases air into the return piping but blocks steam. If the trap housing and piping are intact you may opt to just replace the inside of the trap with a repair kit. This is much simpler, sometimes, than replacing the whole F&T Trap.
If the heating system has a faulty F&T Trap it can continuously pass steam through the system resulting in the boiler continuing to run through it's cycle. This has a negative effect on the boiler as well as your pocketbook. As the boiler runs through it's cycle the increase in your fuel costs will dramatically increase! Making sure the traps are working will save your boiler's life as well as save you money!
